I thoroughly enjoy collaborating with Alison, and it’s fortunate because the extension showcased in the pictures represents the second of three projects I’ve undertaken for her and her partner. Our initial encounter occurred when Alison expressed a keen interest in converting her loft into a new Master suite. Planning drawings were promptly created to her satisfaction, and the application process commenced. To this day, both Alison and I remain puzzled as to why the local authority did not approve her relatively modest loft ideas. It appeared they had a policy concerning front-facing windows, and there was some ambiguity regarding which of her elevations could be considered the front.
Despite the setback, Alison was determined to enhance her beloved house in a location that suited her. After a couple of years, she contacted me again with an intriguing brief. She explained that the current kitchen and dining space were no longer functional for her, and she desired additional space for cooking and entertaining. Alison’s exact words might have been, “Can we somehow join the house to the garage, though I have no idea how the roof might work.” I informed her that I was utilising exciting new 3D software to illustrate my ideas and assured her that I would be in touch after giving the project some thought.
I proposed to Alison and Colin that a roof type known colloquially among builders as a “pitch-and-pond” style roof might best suit their needs. This hybrid design allows for the visibility of roof tiles from ground level, avoiding the overly simplistic appearance of a standard flat roof and the modern/contrasting look of a parapet arrangement often used to conceal a flat roof. Alison and Colin embraced the idea, and we progressed the scheme through its various stages.
Their builder did an excellent job matching the bricks of the existing house. Although they may have opted for a shell-only package, leaving the final stages of the build for completion. During a visit to assess the progress while surveying in the area, I found them both in their DIY attire, rolling paint on the walls. I believe they did an outstanding job overall.
Alistair is, without a doubt, an accomplished architect in his own right, known for lecturing at a highly prestigious university. He initially reached out to me to inquire if I would be interested in assisting him with a property he had acquired on the Isle of Wight. Alistair had purchased a property in need of modernisation, intending to transform it into a holiday home and potentially retire there someday. It’s important to note that Alistair took the lead on this project, although I like to think I had some influence on the final outcome.
Alistair conveyed that he lacked the time to compile the planning and building control drawings himself. He expressed a strong desire for me to survey the property, create existing drawings, and then incorporate his notes and thoughts into a cohesive package. My role involved illustrating how the scheme might look in 3D, and together, we collaborated to ensure that the intricate design details were communicated effectively to the builders, ensuring the desired results were achieved. Both Alistair and I are immensely pleased with the final build.
Chris’s project holds a special place in my professional journey as one of the first undertakings when I began working for myself. To this day, it stands as one of the larger examples in my portfolio. Chris, a tradesman and business owner himself, had encountered a less-than-perfect experience with a previous firm. Eager for a fresh start, he expressed the need for someone who would adhere to deadlines and be readily available for communication. I assured him that this would not be an issue, a promise I made sure to uphold.
Given Chris’s background as a tradesman, he intended to leverage his own contacts for the various stages of the build as part of a self-build project under his leadership. Due to this approach, Chris emphasised the importance of a clear and detailed building control stage, eliminating any reliance on a builder’s knowledge of specific details. He aimed to understand every stage personally, enabling him to oversee the works meticulously.
Working closely with Chris was enjoyable, and our frequent communication—sometimes every other day over a six-month period—reflects our commitment to the project. Chris is genuinely delighted with the results and believes he has achieved everything he desired from the process. You can find his kind words in my client reviews.
Following a recurring theme in these project profiles, my initial meeting with Darren centred around discussing his ideas for a side extension, the drawings and results of which are visible in the examples and photos provided. Subsequently, I had the pleasure of being contacted again to explore the possibility of an additional rear extension. I was delighted to provide a further quotation for the works, having his house already on record. This time, the collaboration leaned more towards Darren’s lovely wife, Maria, who expressed a desire to be more involved.
With a set budget in mind, Darren and Maria aimed for a cost-effective modernisation of their property, seeking a relaxed and modern aesthetic for the new space designated as their kitchen and second seating area. While prioritising cost-effectiveness, they were determined not to settle for a standard box-at-the-back type extension. I presented various roof options that might suit the build, aligning with the general brief they provided. Together with Maria, we refined a design that both Darren and Maria are delighted with. Their positive recommendations and kind words can be found in my reviews, and I extend my gratitude to them for their feedback.
David is a friend of mine, and our acquaintance developed through a shared hobby. With a preference to collaborate with people he knew and trusted, David simply sought someone to deliver a quality job at a fair price. To bring his project to fruition, another shared friend, Colin of Build&Glaze, was brought in to undertake the construction. The three of us formed what I like to think was a successful team.
Engaging in work for someone you know often leads to interesting shifts in conversation, transitioning from jovial to explanatory as the intricacies of the process and expected responsibilities are discussed. David had a keen interest in a loft conversion, and upon initial measurements of his ridge height, I had to explain that he was on the limit of the height needed to create a loft he would find worthwhile, given his tall stature.
What makes this loft conversion unique, among the many drawn over the years, is the need for clever structural design. We had to strategically reduce the span of timbers, subsequently minimising their depth to maximise the headroom in the room. The solution involved creating a structural frame to support 50 x 100mm C24 roof joists spanning horizontally, achieving a 33% reduction in the standard depth required for loft conversion roofs. Colin executed the project superbly, and discussions are underway for potentially working on another property in David’s portfolio.
I initially crossed paths with John when he expressed interest in converting his loft. Unfortunately, I had to convey that the trussed rafter roof design of his current roof might pose challenges for a loft conversion, leading us to believe the matter was settled. A couple of years later, John reached out again, this time considering a side and rear extension. He recalled our initial meeting and decided to collaborate once more. John, a decisive individual, and I worked closely to craft a design that precisely suited his family’s preferences.
In all honesty, John was steadfast in his design preferences, and my role focused on ensuring the design harmonised seamlessly with the existing house. It was during this project that I first collaborated with Mark of Tranmar Developments, with whom I’ve since worked on multiple occasions, including on his own residence. I am eager to share pictures of the completed project, slated for late 2024.
My introduction to Kerri came about through a peculiar text message from a former schoolmate, someone with whom I used to walk home in a year above mine. Having obtained my details through a mutual friend I hadn’t seen in years, he connected me with Kerri. Upon meeting Kerri, we delved into understanding her budget and requirements. I subsequently produced the drawings for this project, which was expertly built by Solid Build Contractors.
I’m particularly keen to highlight smaller, perhaps more straightforward projects, as they hold genuine importance for my business. A considerable portion of my time is dedicated to working on projects like Kerri’s, and I find them enjoyable because the space they create, relative to the ground floor plan area, is substantial and significantly impacts the overall enjoyment of the house.
Kerri’s project serves as an excellent example of the preview effect generated by the rendering process. I emphasise this advantage to potential customers during their decision-making process, showcasing how it can contribute to their project’s success.
Sean’s project serves as a testament to the rewarding nature of providing good service at a fair price. As the son of Steve, residing in Farlington, I had previously undertaken drawing works for planning and building control for Steve’s project. Sean, like his father, is a highly intelligent individual, although he specialises in a field outside of construction, in contrast to the rest of his family.
When I first met Sean, he expressed his desire to modernise the house he had purchased while creating a bespoke extension to better suit the needs of his growing family. Initially envisioning additional rooms at the first-floor level with dormer windows, my conceptual ideas aimed to create a 1.5 storey extension that I believed the local authority might find acceptable. However, Sean preferred a design without the sloped walls associated with dormer windows and wanted to explore the local authority’s stance on this.
I explained that obtaining permission for such a design might be more challenging but not impossible. Emphasising a common point I share with clients, I advised Sean to request what he truly wanted from the planning department and make compromises if necessary, rather than starting with a compromised design that might still face further reductions. Fortunately, the planning department approved the design without comment, bringing delight to all involved.
I wanted to highlight this ongoing project because it serves as an excellent example of the 3D preview effect that I emphasise in my work. Despite the extension being in progress, you can already observe its close alignment with my initial planning documents. I eagerly anticipate sharing the final build pictures online once the project is complete.
I was initially contacted by Steve, who discovered my website through a Google search. This was intriguing as it happened during a particularly busy period for me, with a waiting list in place. I wasn’t actively advertising, and my website wasn’t optimised for search engines at that time. Nevertheless, meeting Steve and his partner was great, especially since his son, Sean, was so impressed that he decided to have a project designed with me as well.
Steve’s project is still under construction, as he, being a tradesman himself, has chosen to undertake some of the work. Currently focusing on internals, he has meticulously crafted the Kitchen and Bathrooms to perfection. The primary goal of Steve’s project was to make better use of his large existing loft while simultaneously creating a wonderful entertaining space for his growing family.
The project’s design involved addressing interesting challenges related to levels, particularly in achieving an optimal height for the junction where the vertical walls meet the sloped walls forming the new roof. Negotiating the junction where the new first floor meets the existing structure was also complex due to modern building standards. To create better head height at the ground floor level, a split level was incorporated, involving the removal and excavation of some existing timber-suspended floor.
One noteworthy aspect was Steve’s desire for a balcony, a challenging feature to navigate with local planning offices due to overlooking concerns. Despite the general reluctance, we strategically incorporated the balcony into the roof arrangement, with the roof canopy overshadowing it. This design mitigated concerns about the potential overlooking of neighbouring properties.
I look forward to Steve getting in touch as the project nears completion, which he estimates will be towards the end of summer 2024.
Tony stands out as one of my most valued clients, having entrusted me with three substantial projects, with the possibility of a fourth on the horizon. Tony, a professional frequently traveling for work, possesses a keen eye for identifying properties that can be significantly enhanced through well-designed extensions. It’s conceivable that he harbors a hidden passion for design or, at the very least, possesses project management skills if given the chance to start anew.
Given Tony’s preference for rural living, our initial conversations often revolve around confirming whether the property falls within the boundaries of a national park, as this entails restrictions on extending a property by more than 30 square meters. The first project I undertook for Tony involved a two-storey side extension and a rear extension. Remarkably, Tony sold the property with the plans in place, and I later prepared the building control drawings for the new occupier based on Tony’s recommendation. The project was completed in 2019, and I plan to request photos to showcase the final outcome.
For the second project, Tony sought to optimise the first floor of his new property by addressing aspects he wasn’t fond of, such as the double-height sitting room feature ceiling and existing dormers. A redesign of the first-floor arrangement was proposed to make better use of the existing footprint. The drawings were prepared, and the construction was carried out by Empire Contractors.
Surprisingly, after completing these projects, Tony approached me again for a third project in the New Forest. Similar to the initial examples, I prepared a scheme featuring dormers and concealed flat roofs behind pitched roof elements, aligning with Tony’s requirements for optimal head heights and aesthetic considerations. However, due to recent material shortages, there is contemplation about scaling back the scheme to meet budget constraints or selling the property with the planning documents included, a strategy Tony has successfully employed before. Given this pattern, it wouldn’t be surprising to receive another call from Tony, inviting me to assess his new property.
Victoria’s project was brought to my attention through a chain of recommendations in the neighbourhood. Jamie, residing two doors down, initially sought my expertise for planning drawings. Subsequently, Jannet, who acquired Jamie’s property, enlisted my services for the building control drawings. It was then that Victoria, after a conversation with Jannet’s builder, Ian Simpson of Ian Simpson Carpentry & Contractors, reached out to me for advice on extending her home.
Victoria’s residence stood out due to its considerable age compared to neighbouring properties, featuring several trees between the house and the main road. The extension plan was to create a larger, well-lit sitting room without compromising the charm of the existing house. The challenge was to seamlessly integrate the extension with the first-floor window on the side of the house, creating a harmonious blend.
Initially, the requirements posed a significant challenge, impacting each other and hindering progress with a standard pitched roof that would typically complement the existing property. However, I proposed a pitch-and-pond roof, explaining that it would appear as a pitched roof from ground level, not affect the side window due to its flat portion, and offer the opportunity to incorporate a glazed element in the flat roof for additional natural light in the sitting room.
To assist Victoria in visualising the proposed design, I presented 3D renders. Victoria provided valuable input, suggesting that the roof might better suit the existing porch with the addition of a canopy. This suggestion was implemented, contributing to the success of the planning and building control drawings package. Throughout the application process, we encountered challenges, especially regarding the preservation of trees older than ten years within the build area. Detailed documentation addressed how the remaining trees would be protected during construction and outlined the replacement beech hedge that would be home to bats impacted by the development.
Despite these challenges, the collaborative efforts resulted in a fantastic build, a testament to the excellent craftsmanship of Ian Simpson, the builder involved in the project.
