ASC Design Services know how daunting and time-consuming planning dream house extensions and loft conversions can be. This is why we have made it our priority to make sure we take care of these stressful aspects for our clients. Our architectural drawing design services are suitable for house plans, interior architecture, single storey, rear, side and bungalow extensions as well as loft conversions.
Whilst ensuring we have the clients’ aspirations and visions clearly within our sites, we gently guide you through the design process, helping you through all of the corporate hoops required to get your plans off the ground.
Whatever your requirements, we understand that there is not a ‘one size fits all’, so we offer an individual service for each of our clients – please don’t hesitate to ask us.
How the design process works:
- FREE Initial Design Consultation
We offer a free, no obligation initial architectural consultation to discuss all of your requirements. Whether you have an array of ideas or are open to our suggestions, we offer advice regarding all aspects of the design and planning, as well as the considerations that will need to be made.
Once we fully understood what you want to achieve, we create a summary of your requirements as well as the fixed price quotation for your consideration.
- Property Survey
After being commissioned by our client, we arrange a convenient date for us to attend your property to conduct a comprehensive survey. This is completed accurately by using a laser measuring device, allowing us to create a precise drawing.
- Architectural Drawings – suitable for all of our clients’ needs
This is when the ideas become a more visual reality for you. The lead architectural designer, Ashley Cox, takes your existing property survey and transforms it into a set of beautifully presented drawings to include: existing and proposed plans, elevations and a cross section of your property.
Ideally, we will aim to provide 3 variants of the design required which will give you lots of inspiration and ideas. We will then hand back the drawings to you to review, amend and approve.
Once these have been approved, we shall finalise the drawings with any additions or amendments, and create a site location plan ready for submission to the local authority.
Once planning permission/permitted development has been granted, we can then discuss the building regulation stage.
- The 3D visualisation option – our premium package
A real 21st century spin on the original sketches (that we of course, still provide). This is an additional option if the client wishes to see their property with their additional space, brought to life in an impressive 3D visualisation.
Using 3D programs, we take the original survey and CAD drawings and transform them into a video walkthrough of your property and its new extension or conversion.
- The 3D Bolt On Option
This option can be used as a bolt on, and offers you a 3D floor plan of your proposed design.

The flow chart PDF illustrates the different elements required when considering having an extension or conversion to your property. There are other fees and ‘services’ involved with the process – some that you may not know they exist!
One of these potential services that may be required (and most definitely recommend to any clients with shared party walls) is a party wall surveyor.

The next part of your ‘Design and Build‘ journey (once the planning drawings have been completed), are the Building Regulations. This process involves a set of technical drawings, that demonstrate to the UK Building Control officers that your build will be constructed to the standard they expect, in keeping with strict UK building laws.
This incurs further fees that will need to be considered within your budget for the overall project.
- from ourselves to draw the submission
- from the Building Control/Regulations Officers who take on this project and
- The Structural Engineer.
It is worth noting that we shall obtain quotations on your behalf from the Local Authority Building Control team, as well as from private companies who also provide the same service as those at your Local Authority.
We shall also obtain quotations from Structural Engineers for you, all of which will save you the time and hassle of doing so yourselves.
Once you have received your quotations (we aim to provide at least 3 of each), you are able to make an informed decision as to who you wish to proceed with.
